Who we are

Clarity Property Group Glasgow Ltd (“Clarity”, “we”, “us”) sources off-market property deals in Glasgow, Lanarkshire and the Scottish central belt, and shares them with investors who register their buying criteria with us.

This policy explains what personal data we collect when you use claritypropertygroup.co.uk, why we collect it, and what rights you have over it.

What we collect

When you register with us, we collect:

• Your name, email address and mobile number
• Where you're based
• Your buying criteria: area, budget, property type, condition preferences and related strategy details
• Your buying position: whether your funds are ready, and if not, your rough timeline
• How you heard about us

We do not ask for and do not collect any ID documents, bank statements, or proof-of-funds files. Where we ask about proof of funds, this is recorded as a simple yes or no answer. Nothing is uploaded.

If you get in touch by phone, email or WhatsApp, we'll also hold a record of that conversation.

Marketing data collected automatically

When you first visit our site, we record where you came from (for example, which advert or link brought you to us). This helps us understand which channels work, and does not identify you personally beyond what you may separately choose to give us.

Marketing consent

Signing up to receive matched deals does not automatically sign you up to wider marketing. Marketing consent is a separate checkbox on our registration form, and it is entirely optional. You can register your buying criteria without ticking it, and you can withdraw consent at any time (see “Your rights” below).

Why we collect it, and our legal basis

We use your information to:

• Match you against property deals that fit your registered criteria
• Contact you when a matching deal comes up
• Improve how we match investors to deals
• Send you marketing, only if you've opted in

Our legal basis for matching and contacting you about deals is legitimate interests: you've registered specifically to be told about matching deals, and it would not make sense for us to hold your criteria and never act on it. Our legal basis for marketing beyond deal matching is consent, which you give separately and can withdraw at any time.

Who we share it with

We do not sell your data, and we do not share it with other investors or third parties for their own marketing purposes.

We share your data with the service providers who help us run our business, specifically our database host and our email provider. These providers only process your data on our instructions and are not permitted to use it for their own purposes.

We do not currently transfer your data outside the UK. If this changes, we'll update this policy and, where required, use appropriate safeguards.

How long we keep it

We keep your data for as long as you're an active or reasonably recent registrant on our list. If you've had no interaction with us for an extended period, we will periodically review and, where appropriate, remove inactive records or ask you to reconfirm you'd like to stay on our list.

Cookies

We use only the cookies strictly necessary to run our registration form and internal tools, for example to keep your progress saved as you move through the form. We do not use advertising or tracking cookies.

Your rights

Under UK GDPR, you have the right to:

• Ask us what data we hold about you
• Ask us to correct anything that's inaccurate
• Ask us to delete your data
• Withdraw marketing consent at any time
• Ask us to restrict or object to certain processing
• Complain to the Information Commissioner's Office (ICO) if you think we've got something wrong

Changes to this policy

We may update this policy from time to time. The date at the top shows when it was last revised. If we make a significant change, we'll let registered users know.
